339,000 sq. ft. retail park scheme adjacent to the Liberty Stadium (home of Swansea City FC and Osprey’s RFC) fully let to retailers including Morrison’s, B&Q, Curry’s PC World, Next, Outfit, Boots, Sports Direct & TK Maxx and has 1,042 free car parking spaces.
Morfa Shopping Park was purchased with partners Ashby Capital in December 2015 for £53.5m reflecting an initial yield of 6.00%.
The large, well-let dominant retail location comprises of 339,000 sq. ft. of retail space adjacent to the City’s main stadium venue and is anchored by a Morrison’s food store, B&Q Warehouse and Curry’s PC World megastore.
Since purchase, Quadrant Estates has agreed, exchanged contracts and opened a brand new large format Next department store totalling 57,000 sq. ft. over two levels. In addition, a new TK Maxx store will open later this year as part of the same transaction. Already the new Next has made a big impact on consumers and it is expected TK Maxx will follow suit.
The asset itself has been improved with extensive repairs, alterations and upgrades all benefitting both the look and feel of the location for both customers and retailers alike and befitting of a premium shopping destination in a major city conurbation.
Further asset management and development is planned to improve the variety of tenant mix and offer a better depth of food and beverage provision to visitors of the park.
